Minimum Requirements

When preparing your home for holiday rental there are a few minimum requirements the property needs to meet prior to being listed with Getaway Mornington Peninsula. Please note these are minimum standards for all of our properties and if a property doesn't meet these requirements we will be unable to manage the listing.



3 full sets of keys (including remotes) to be provided, key cutting is an additional cost where we are to arrange. We recommend you install a lock box for afterhours arrivals



It is essential that a property be professionally cleaned and maintained after the property is listed for Holiday Rental. This ensures last minute bookings can be taken which in turn will maximise your income. If you property is not used very often it is necessary to have an automatic air freshener to avoid the house from becoming musky.



The property must be left free of personal effects such as photographs, letters or items of sentimental value.



Housekeepers will be provided with a set of keys and have access to the property between stays. If you require the housekeepers to access supplies on your behalf, you will need to provide a lockable cupboard for linen, toilet rolls, condiments etc.  It is essential that ‘basics’ are available including: dishwashing/laundry powder/liquid, spray & wipe, sponges, liquid hand soap, mop/bucket, vacuum, broom, dustpan, garbage bags, light globes, rubbish bin with lid, insect spray



Council garbage and recycle bins to be provided, and must be empty for guest arrival. Rubbish over the peak period is collected by housekeepers at an additional cost.



Working smoke detectors are required by law, please leave replacement batteries.



Please ensure all appliances are serviced and in working order prior to peak season. Major appliance faults on a public holiday  incur an additional management surcharge of $150



Manufacturer’s user guides or instruction booklets can be supplied to us. For your property a compendium will be supplied with information about the area and everything your guests will need to know about your property.
This will ensure correct use of equipment and appliances including pools, spas and saunas, and will avoid complaints about tricky appliances



As new doonas, pillows, pillow protectors, mattress protectors. Beds must be made with doona covers for photography. Bedside tables and lamps.



We require guests to bring their own linen. Linen is also available for hire



Couch / lounge seating for maximum guests, Dining table for maximum guests, large screen colour TV, stereo system/CD player, DVD player, coffee table



Cooking facilities including microwave, kettle, toaster, and coffee maker/plunger. Cutlery, crockery, utensils, pots/pans of varied sizes, drinking glasses, wine glasses/champagne flutes, coffee mugs, chopping board, serving platters, salad bowls, and labelled tea towels. Number supplied must be sufficient for maximum guests.



Washing machine, clothes dryer/ or clothes line & pegs, iron, ironing board



Outdoor setting to seat maximum guests, umbrella/sun shade, deck chairs/additional seating, BBQ with at least 2 FULL gas bottles during peak season & BBQ utensils and BBQ cleaning wipes are a must.



It is essential that ‘basics’ are available at beginning of each stay. Including: Salt & pepper, tea and coffee, sugar, toilet paper. Do not leave anything in the fridge except empty ice trays



Gas or electric heating, reverse cycle system, or an open fire place. Note: Open Fire places require a safety screen and fire place tools, fire wood, newspaper and firelighters. A floor mat should be put in front of any open fire place to avoid damage.

A/C is a pre-requisite for most holiday makers. At minimum fans must be provided



Pool, spa, saunas must be clean & heating needs to be operational prior to arrival



Advise your insurance provider that you are holiday letting your home. They will advise of your cover options



We recommend you have a professional pest treatment prior to peak season. Insects are a common issue in the warm weather
